Downtown Sarasota Real Estate Sales Heating Up

Downtown Sarasota condos did well in the last month. In our last downtown Sarasota report, we listed several downtown Sarasota condo options. This report outlines activity in the condos mentioned in our last report. There are 430 condos actively listed in the Sarasota MLS currently in the 34236 zip code area. Sales in the downtown area in July totaled 23 units, excluding Lido Key. With a great selection of condos available downtown and with urban lifestyles popular across the United States, Sarasota will do exceptionally well in the next 10 years.

Residents of downtown Sarasota condos can walk to work as well as shop, dine and attend cultural activities all within minutes of their front door. New Condos in Downtown Sarasota


Sarasota has experienced a back to the City movement the past several years fueled by a variety of new buildings. If you are considering an investment or permanent move, now is a great time to buy. There is an excellent selection of inventory and many seller's are very motivated. Below is information on several of the newest buildings.

Perfectly located at the corner of Main Street and Palm Avenue, 1350 main was completed in Late 2006. There are 134 condominiums ranging in price from the mid $300,000 to over $2,000,000.

The Broadway Promenade is a mixed-use project that includes 187 condominiums, a full-service Publix and 20,000 square feet of retail space. The complex is located just north of downtown Sarasota at the corner of 11th Street and US 41. Prices start in the high $200,000's and go up to the $800,000's.

The stylish new Rivo at Ringling was finished in 2006 and includes 92 residences ranging in size from 1400 to 3000 square feet. The property is built around a tropical garden atrium. Properties currently available range from the mid $400,000's to $819,000.

In the center of downtown, 100 Central includes 95 condominiums above a retail complex that includes Starbucks. Directly adjacent to the building is the wildly popular Whole Foods Market. There are currently 7 properties listed for sale ranging from $489K to $1.2M.

Sarasota's Art District is home to the newest addition to downtown - Alinari at Rosemary Place. This 18 story building was completed in early 2007 and includes 205 condos.
